What type of builds do you work on?
We specialize in retirement homes, bungalows, apartment complexes, resorts and 2-3 story residential buildings.
How long does it take to build a house?
Building a house from scratch (no existing structures) takes between 6 and 15 months. This includes the design phase, planning, budgeting, and execution.
Can you provide examples of projects you’ve worked on?

How much does it cost to build a house on Bohol?
There is a common misconception that building a house in The Philippines is inexpensive. While it is considerably less expensive than building in many cities and more developed nations, it is still a serious investment.
For a 3-bedroom, 2-bath, 2-story house, we do not recommend budgeting less than php2,500,000.
Will you provide a cost estimate during the free consultation?
Creating costs estimates is not part of the Bohol Designs process [link to process page]; rather, we work closely with you to design and build a house that meets your needs, meets the needs of the site, and fits within your budget.
We understand this is different and unusual compared to other builders you meet with. We made the decision to move away from creating costs estimates several years ago as they set low upfront cost expectations that do not include critical factors of site needs, design specifications or material selections. We’ve seen those cost estimates lead to many buyers being surprised by high overages or upset at low quality outputs, which is what we aim to avoid through our extensive planning process.
For similar reasons, we do not participate in bidding processes.
How much are your fees?
We are a “cost-plus builder”, which means we charge you a small percentage of the total build costs to support our government taxes and rates. On average this is 10% of the overall cost, which is typically offset by the material discounts we receive from our partners (see “where do you source your materials?” response below).
As part of our transparent accounting value, we do not operate in a fixed price rate model as it does not contribute to honesty and trust in the client-company relationship.
PLANNING & BUILDING QUESTIONS
Do you secure permits for the build?
Planning permits are required for the structure and location where you intend to build. We have experience with all types of applications in most locations in Bohol.
Does Bohol Designs provide an architect for the build?
We have an in-house architect to support your needs. If necessary, we may also bring in structural engineers and other specialists.
What if I already have an architect I want to work with?
That’s great! We’re more than happy to collaborate and work with your architect throughout the project. They typically come in during step 4 of the planning process [link to Step 4 of planning process page], but they are welcome to join the process even earlier.
What materials do you use for construction?
We can build with any materials you would like: metal, concrete, hollow block and even wood.
Where do you source your materials?
All the materials we use for your build are sourced locally within Bohol, with Cebu and Manila as backups for harder-to-find items. In the initial site visit to your property, we will also explore if any local materials there can be incorporated in the build.
We have a set of reliable suppliers we work with and any discounts we receive from them (usually up to 10%) will get passed along to the client.
Who does the actual construction work?
Our company is Boholano born and bred with a team of skilled and reliable Boholano builders, planners and managers. For each client, we customize the mix of architect, engineers, workers, masons and skilled artisans to ensure the job gets done properly.

What happens if I find a defect in the finished build?
We are a group of craftsmen that believe in quality workmanship. If you find a defect in our work that is a result of our mistake or poor workmanship, then we will redo it at no cost to the client.
